A field guide to real estate's next decade

Stefan's first book — out now. Written for the people building what comes next.

Ground Truth book cover by Stefan Martinovic

Ground Truth

The Rewiring of Real Estate

Technology, capital, and climate are remaking the industry from the ground up — from satellite imagery and spatial intelligence to climate adaptation and the new operating stack. A framework for operating in what comes next, not a prediction of it.

Early Praise
Ground Truth is a clear-eyed account of what the next decade of underwriting actually has to account for — AI-driven productivity, climate-driven cost structures, capital-markets discipline. It belongs on the desk of every acquisitions team that's serious about the post-ZIRP environment.
Eric WeissCarmel Partners
Stefan Martinovic has consistently brought a rare practical, hands-on mindset to implementing technology that actually moves the needle. His book Ground Truth is the clearest, most grounded guide yet to how technology, capital, and climate are rewiring our built world. I recommend it to anyone serious about understanding — and shaping — the industry's future.
Bill StanifordPropTech Pioneer
The PropTech sector has spent ten years arguing about what tools matter. Ground Truth skips that argument and asks the better question: what does the operating model look like when the tools are assumed? The answer here is more honest than what most of the industry is willing to say in public, and a lot more useful.
Paul StantonThesis Driven
I founded Blueprint because the industry needed a room where operators and technologists could actually talk to each other. That argument is over — and Ground Truth is what comes next. Disciplined, specific, grounded in what the best operators and capital allocators are actually doing. Stefan has written the clearest, most useful account I've read of where this is all headed.
Vik VenkatramanBlueprint
For too long the AI debate and the decarbonization debate have run on parallel tracks in real estate, when they're actually the same conversation about how buildings get built, financed, and run going forward. Ground Truth puts them in the same frame, and the synthesis is sharper for it. This is the rare CRE book that climate-focused operators and AI-focused operators will both find themselves in.
Cindy McLaughlinCarbonBuilt
Everyone in CRE now claims to be data-driven. Very few firms have actually rebuilt their decision-making around the assumption that the data layer is real. Ground Truth is the book that separates the two — and it does so with the kind of operator-level specificity that's almost impossible to fake. It's the rare book on this industry that will be read more closely by the people who run it than by the people who write about it.
LD SalmansonCherre
Most writing about technology in real estate treats data as decoration. Ground Truth treats it as the operational foundation beneath underwriting, site selection, and climate-risk analysis.
Ben WittenTwo Ten Strategy
For years, the industry treated AI and climate as adjacent trends. Ground Truth explains why they are now the conditions real estate operates inside — and connects PropTech back to the realities of actual buildings.
Ryan J.S. BaxterMetaprop
The defining challenge in real estate today is not understanding AI — it's operationalizing it. Ground Truth is one of the clearest frameworks I've read for how to do that at scale.
